Showings & Lease Signing

Our licensed and knowledgeable leasing agents provide guided tours of available properties to all qualified applicants and begin showings immediately after we’ve been notified of move-outs. After matching an applicant with a property, we execute all lease contract signings and handle all communications with tenants. 



Lease Administration

Our Management Service attends to the daily, on-going activities of our client's property and provides them with regular and accurate reports. We handle tenant matters that may arise in a professional manner keeping in mind the best interest of our clients, including:  Lease violations, Maintenance requests, Renewals, Inspections and Move-outs. We operate our client's property in compliance with any applicable codes and laws, including:  Fair Housing, Landlord/Tenant law and Local rental property codes.


Maintenance and Repairs

A happy tenant is a long-term tenant, which is why our experienced, professional maintenance team works hard to expedite all maintenance and repair requests as soon as we receive them. We also work with qualified, insured local contractors to oversee:  Lawn care, Snow removal, HVAC, Plumbing, Electrical, Flooring and General repairs at all of the properties we manage.


Payment Processing

We receive all payments for our Client's income producing property, including:  Rents, Utility reimbursement, CAM fees and Security deposits. We also make regular payments associated with the expenses of each property, including:  Taxes, Insurance, Utilities, Maintenance and Debt Service.


Accounting and Reporting

We keep accurate accounting records and provide monthly reporting via mail or email of activity in a clear and concise manner that is also tailored for easy year-end tax income reporting. This includes:  Income & Expense statement, Detailed Bank activity and Rent Roll analysis.
